- Provide adequate marketing by; erecting a For Lease sign, displaying your property in our window, Plus advertising in the Rental Guide of the local Newspaper and on our Rental List hand-out.
- Create a full internet listing on our exclusive website.
- Create a full internet listing on www.domain.com.au , Australia’s leading real estate website.
- Aim to link the BEST tenants with the right property, based on individual accommodation, location & income requirements.
- Provide careful tenant selection by prequalifying all prospective tenants using detailed Applications & performing stringent reference checks.
- Seek final approval from the Landlord, only after the prospective tenant has fulfilled out Tenancy Criteria.
- Proceed with the preparation & signing of Tenancy Agreement documentation.
- Collect & lodge the rental bond with the Rental Bond Board in an accurate & timely manner.
- Complete a thorough, ingoing inspection report detailing the condition of the premises prior to tenancy. This aims to avoid any discrepancies which may arise when the tenant vacates whereby a final bond inspection is then conducted to determine the status of the bond.
- Conduct periodical inspections at least once every 6 – 12 months to highlight any areas which may require the landlords/tenants attention.
- Arrange quarterly collection of water usage from the tenant in accordance with provisions set by the Water Service Authority and tenancy agreement.
- Collect rent and monitor arrears, ensuring the necessary steps are taken within our jurisdiction for a timely resolve.
- Keep you up to date with maintenance issues, ensuring all repairs are promptly reported and completed to your satisfaction.
- Provide support, advice and representation at any Residential Tribunal hearings. We always aim for a quick resolution by ensuring disputes are kept to minimum in the first place through good communication and being up to date with current legislation.
- Provide you with detailed monthly rental statements (plus end of financial year statements), as well as the option of having rental monies deposited directly into a nominated bank account.
- Arrange the payment, if desired, of all standard property outgoings such as council and water rates from your rental statement.
